Terms & Conditions
We kindly ask you to read carefully the following Terms and Conditions in order to avoid any misunderstandings. Our business reserves the right, at its discretion, to change, modify, update, add or remove these Terms and Conditions at any time, without prior notice.
Booking
Once the availability and the total cost of your holiday are confirmed by us, you will be required to fill in a Booking Form to secure the accommodation. The person who makes the booking will have to accept the terms and conditions on behalf of all other members of the party and is liable for all payments due from all other members.
Payment
A non-refundable deposit of 30% is required in order to consider an enquiry confirmed and reserve the relevant property. The balance of your payment must be paid at least 40 days before your arrival date. Failure to pay in full 40 days prior to arrival will lead to the cancellation of your holiday and the loss of deposit paid.
However, should the confirmation of your booking is 40 days or less from your arrival date, then we will require full payment (100%) to confirm the booking.
Please note you will not receive any statement or reminder, it is your responsibility to pay the remaining balance within the correct time period.
(Prices shown on this site are in Euros and are inclusive of VAT).
Payment can be made by cheque or by bank transfer to our bank account.
Cancellation
If you cancel your booking the 30% advanced payment will not be refundable.
If deemed necessary we reserve the right to withdraw or cancel the villa booking. In this unlikely event you will be offered alternative accommodation, or receive a full refund of money paid.
Insurance
In order to protect yourselves you are advised to take suitable travel insurance cover for all your party for the duration of the rental period. The use of the villas is at the visitors risk and we accept no liability whatsoever for any aspect of the arrangements and, in particular, accept no liability for any loss, personal injury, damage of belongings or death however incurred.
Complaints
If you have a complaint during your holiday, please contact us immediately in order that actions may be taken and the problem resolved. We cannot investigate any complaints once guests leave Cyprus unless an official complaint is made to us before departure.
Behaviour:
During your holiday you are expected to have consideration for others and not to cause offence or danger to others or damage to the villas. In such circumstances we have the right to terminate all holiday arrangements with us, in which case we have no further responsibility to you and there can be no refunds, no payment of compensation and no reimbursement of any cost or expenses you may incur as a result. Further, you will be liable to reimburse us for any expenses incurred as a result of your behaviour.
Breakages & Cleanliness:
It is understood that our villas will be left clean and tidy and all personal waste must be removed at the time of your departure. It is not our policy to take any security deposit however the customer will be held responsible for any damage caused to the property. In such an event, we must immediately be informed and it is up to our discretion if compensation is to be made and how much is to be paid before you depart from the villa.
Other Conditions
- Transport to and from the airport is not included in the price of the property. (Although we do not offer an airport pick-up service, taxi transfers to the villa can be arranged upon request and you will have to pay the taxi driver locally).
- Air-conditioning is charged on a daily basis per unit, and payment is to be made locally.
- All properties will be cleaned before your arrival and after you leave. If you stay more than 7 days we will arrange a mid-clean.
- Villa Check-in / Check-out times: Access to villas will be after 3pm on your day of arrival to allow time for cleaning, and check out will be by 11am on the day of departure (unless otherwise agreed by us in writing).
